North West Residential Investment Fund
Located in the LNG and iron ore hubs of Western Australia the Fund will initially acquire tennated properties in Karratha, Port Hedland and South Hedland where weekly rents are up to $2,500 per week for a 4 bedroom house, the Fund will acquire established properties and work in conjunction with established builders to purchase land and construct new residences for lease to tenants.
The Funds investment strategy is to generate income and capital gains for investors who traditionally invest in cash investments seeking a simple investment alternative, particularly now interest rate cuts have reduced yields on cash and fixed interest investments.
The Fund will be sensibly geared to a maximum of 50% gearing ratio. Along with regular and consistent income distributions, it is the intention of the fund to return the investment capital and any capital gains at the end of the fund term being 7 years.
Minimum Investment
The fund will have a minimum investment of $50,000. Addition amounts can be added in $10,000 amounts.
Improved Rental Yields
The high rents paid in the North West of Western Australia contribute to the high income yields to be generated by the fund.
Risk Profile
The fund will have a medium to high risk profile due to its exposure to the mining sector and should be considered a medium to long term investment.
Diversification
The fund is to have a number of dwellings in different locations with a focus on Karratha, Port Hedland, South Hedland, Newman and other qualifying locations.
